But believe you should “learn while LIVE (or do)” to get the right education. True learning. After all, the test of a good education is the ability to “apply,” it is not “memorize” the content, then give it back on a classroom test?

 

That only proves how good you are at memorizing stuff? Not how well you duplicated the data and concepts for use and gaining experience, so you do it over and over again, until you are a PRO!

 

And what bothers me most about how creative real estate investing is taught, is:

 

  • Every GURU has their opinion how it works best, no standardization?

  • And if you don’t “buy” their stuff, you will never get to the supposedly  core workable “secrets” (because of their selfish and wrong motivation) that will leave you guessing and broke - while it makes them rich!

  • Always leading you on for that $1,000 (or more) to get the next treasure (or promise)?

  • In most cases, results that are years old, and not current, but you don’t know it until it's too late?

  • Often you don't get the "GURU" himself to hold your hand, but instead a "wanna-be" or mentor that has done less deals then you?

Even more important …

 

MOST GIVE "OUT - SEQUENCE" ADVICE!!!

 

Everything has a sequence … like matches before the fire, sex before babies, hungry before food, getting dirty before taking a bath, problem before solution type thinking.

 

Which, BTW, our minds are geared to see the problems first. It is how the mind works. Look for problems (like a radar screen looks for enemy aircraft) to protect us as a human being, so we stay safe.

 

And, once it has a problem detected (or makes one up if there isn’t one), only then will the solution come after that. But, often the “problems” of investing is not clear in a students mind? 

 

Which means the student will look for wrong solutions very often when starting out. Unless the student tries to do something first (as I suggest below) without loss - - this actually gives hands-on-experience seeing the problem(s) while dealing with sellers with pretty houses, so they can learn the right things, not imagine problems like so many “newbies” do.

 

And the way we do this has NO REPERCUSSIONS to the student (keep reading and I’ll explain how) ...

 

So the natural sequence is -- PROBLEM, THEN SOLUTION?

 

And for this reason alone, I strongly entice my students to (the explanation I promised):

 

  1. Find a For Sale By Owner (FSBO).

  2. DO NOT TRY TO BUY THE HOUSE, just ...

  3. Go into the house for a tour and see how a seller acts.

  4. Record yourself talking to this seller.

  5. Listen to your recording once you leave.

  6. Then decide where you are “good,” or “need help.”

  7. Now you know where your problem(s) lie, and …

  8. You can seek help for those points, not the others!

 

And I have found my students to be their BEST coaches while critiquing this recording of them talking to sellers; not liking what they said, getting stuck, not knowing why something happened, or the worst - not having a good answer and losing the deal and not knowing it ‘till it’s too late?

 

Now the student has spotted his/her weakness and can be mentored much easier because the “false-beliefs” of how to do things gets stripped off like peeling a summer orange.

 

So Why Do These Expensive Guru’s Focus On The “Solutions” And Not Talk About The Problems?

 

Like:

  • Finding sellers before you …

  • Have an opening call or text (contact) to tell them what you do…

  • Gather data and making the offer with what the seller needs and wants …

  • Doing a deal meeting virtually or in person to qualify the house for your needs…

  • Having documents agreed upon and signed so everyone knows what will happen before it happens?

 

See, each of the above have their own set of problems, and have to come before the next step to actually do a deal. And if you miss one …

 

 The Deal Will Not Happen - Period!

 

No and’s, if’s, or but’s about it!

 

Not to be-labor this point … but if you don’t figure out a way to find sellers, how will the rest of the machine run? Because how can you do all the other steps if you didn’t find the seller first?

And, it doesn’t make a damn what kind of deal this is? ALL deals need the above!!!

 

Pretty or Ugly houses are the same!

 

Cash - or creative deals are the same!

 

No way around it?

 

In fact …

 

Sequences are so important, I try to break everything down to a simple checklist so each student learning can easily remember it, and use it.

 

For example …

 

When talking to sellers with pretty houses and trying to do a creative real estate deal, you must:

 

  1. Settle on a price the seller is willing to sell for, then …

  2. Work out the monthly payment the seller is willing to accept, then …

  3. Figure out the term (length of time) the seller is willing to carry on for, then …

  4. Only if the seller brings it up - talk down payment!

 

TRUTH IS …

 

You can’t do a deal unless you know these four major components, and their sequence?

 

And if you try to do a deal missing one of these simple major ingredients, well, the deal will most likely not happen. Or, be nothing but problems if you do actually get to closing? Much like missing an ingredient when baking a cake?

 

Let me make it real easy for you …

 

Ever try and train a dog to come to you. But the dog practically ignores you? Not interested, and you think the dog just doesn’t understand you? Or just being stubborn!!

 

But you keep trying different things?

 

What if you tried this …

 

Don’t try and manipulate the dog, or coax it … but instead do this -- hold up the dog's favorite treat, and see how the dog all of a sudden notices you; and does what you want!

  1. Finding sellers …

Self aggrandizing themselves, so you think they are the “hero” with all the toys on the playground everyone else is jealous of. But, do they actually stay current with what is really going on in this industry.

 

I have to tell you my little secret …

 

The powerful tool I have in my arsenal is talking directly with my coaching clients each week. I take what they are going through and pretend it is my problem, then advise them on how I would handle it based on something like it from my past.

 

Or, if something new, I go use it in my business (usually the next day) and try it out myself. Because I am still talking to sellers and buyers every day. Hands on. Full core press. And once you get to know me just a little bit - you will know (like I just said) I make a lion’s share (most of) of my income doing deals, not selling information like this.

 

I teach Creative Real Estate as a hobby (even though I make some dough with it), but live my very nice life from my deals. Which simply means I am most often referred to as a “practical teacher” who often gets praises of “honesty,” when in deed it is just because I do what is correct because my “NEEDINESS” on selling you my material is very low.


My joy comes with how my students change their lives, then tell me: “I did just what you said Bill, and look what I got” type of rewards. And I have plenty of them. Just see for yourself here:
